For some, the option of using a real estate agent is a real struggle and for others there is no question.  A real estate professional is going to handle the sale of their home for them.

 The Internet has increased home marketing opportunities for real estate agents who understand how to use these resources to reach more home buyers than ever before.  Home owners recognize buyer exposure created by the Internet can help them sell their homes with and without a real estate agent.  Some compare selling your own home like the first walk in space, “you can do it successful or you can fall on your face while the world watches”.  Our objective is to provide you with enough real estate comparison information to make an informed representation decision after reading this article.

 The decision process of using a real estate agent to sell your home or sell your own home without a real estate agent is based on personal and financial factors.

  1.  Affordability, if you pay a real estate agent a commission from the profits of your homes sale, will you be able to buy the home you want or need after the sale?  Many will argue that this should not be first on the list but you cannot argue economics.  If this makes the difference in between being able to buy and NOT able to buy your next home, you have an immediate decision to consider.
  2. Education, you do not need a real estate agent with a Harvard Law degree to sell your home.  You will want someone that is well Informed on Internet Marketing to maximize your homes exposure to as many buyers as possible.  A real estate agent that understands the methods and use of the Internet combined with cross channel marketing.  You may also consider advanced certifications the agent has to establish his commitment to his business and your representation.
  3. Market Statistics, does the agent provide home sales knowledge and the ability to supply you with sell price guidance and a competitive market analysis? Is there an outline of the homes your home will be in direct selling competition with when listed for sale.
  4. Evaluation process prior too listing your home.  Does the agent offer to do a walk-through or an on site evaluation, provided checklists to help increase the opportunity to sell your home at a higher price if the market allows?
  5. Communication, is so important, because the real estate agent and the seller have to work as a team in the selling process.  You establish the sell price together, you have final say but should rely on expert advice If you have chosen a real estate agent.
  6. Selling experience,having sold homes in the past on a consistent basis.  Is the

    real estate agent full time or does the agent work another job?  This may affect your ability to communicate and show your home to prospective buyers unless your prospective agent works with another agent.  Is the agent a member of the local real estate board?  Unless the agent (in most cases) is willing to pay an extra fee to market your home on Multiple Listing Service (MLS) your home may not be visible to local agents and buyers.

  7. Marketing or Selling Plans, what are the steps the real estate agent will use to maximize your properties exposure to available buyers and buyer agents? What are the agents guidelines (plan) to insure your home sells within an acceptable time frame for you?  Remember selling time will be dependent on the agent, market conditions, condition of property, location and price sector being marketed within, along with buyer exposure and the agents effective marketing campaign.
  8. Financing plan, does the agent have a backup plan for buyers that are not already pre-approved to purchase your home.
  9. Negotiations, what is negotiable and what is not an option to discuss or negotiate.  Did the agent represent them self strong enough to hold their ground, so you feel confident of the agent being able to representing you?  For example if you asked for certain concessions from the agent, did the agent give them too you willingly or did the agent offer alternative options that were acceptable?  Or just say no, with justification for the response?
  10. Completing the sale.  Do you feel the agent can close the deal!

 Thinking of Selling Your Own home to save commission?  Here are a few home selling issues to consider, when selling your own home.

  1.  Do you have the time to sell your own home.  I know how to do many things, but I choose to hire a significant number of services because I do not have  the time to do them.  Selling real estate takes time.  You have to answer buyer calls and questions.  Take over all the duties of a real estate agent to sell your own home and not pay commission.
  2. Do you feel confident in pricing your home to competitively sell again other homes within your market segment.
  3. Will you be able to see your home objectively with buyer eyes instead of seller eyes?  Sometimes we fail to see flaws and layout issues with our own properties.  A non emotional viewpoint can give you valuable insight when selling your home.
  4. Will you be able to show your home, host open houses and maintain security, when showing your own home?  Will you say to much or hover, not offering enough space for buyers to evaluate and discuss your home.   Can you not become offended with routine buyer questions about repairs or colors or criticisms?  Will you try to sell furniture or other personal items to “sweeten the pot” to attract offer what you perceive as an interested buyer?  Turning selling your home into a garage sale event instead of a home selling mission.
  5. Do you feel confident with the real estate paperwork?  The requirements of real estate disclosures, the purchase agreement and addendum’s that may be needed to finalize your homes sale?
  6. Do you have a marketing plan to expose your listing to home buyers and buyer agents?  Can you develop one?
  7. Do you have a real estate for sale sign strategy other than the normal for sale by owner sign that screams bargain?  Using the right signage can save you thousands of dollars.  Will you work with real estate buyer agents?
  8. Do you have financing options for those buyers that have not applied for a mortgage?  Will you hold the property with a minimal deposit?  Will you take your property off the market if you have a signed offer without a lenders approval of the buyers ability to purchase?
  9. Do you have negotiation skills to keep the sale going without becoming emotional when a buyers asks for repairs, help with money down and wants your furniture!  You may think these are dream world questions.  I am asked these types of questions every week by buyers.  I have already discussed how my seller wants me to respond and do so, according to the question asked.
  10. Can you confidently close the sale?  Do you feel like you can bring yourself and the buyer to completion of the transaction.  You have options of help with title companies and real estate agents for nominal fees.  If you find yourself concerned.

We priced your home based on your condition, location and neighborhood.  Is that your competition when selling your home?  Selling your home, may have competition for areas other than just your neighborhood.  If a buyer has no children, not married or does not have a specific reason for selecting your neighborhood over another neighborhood your homes selling price, might be the only home buying motivator for that buyer.  If the buyer is single and not considering partners or marriage the motivation might be distance from work, parents or recreational decisions.

 Maximizing buyer exposure to your home when listed for sale is the key to selling.  Marketing efforts can bring home buyers from multiple buyer segments.  The issue is most agents and sellers only know one!  The advertising online or in multi media is geared toward a single method of selling.  Thus, limiting your buyer exposure and opportunity to sell.

 I know this sounds odd but because the property description is designed to maximize the features of your home for an array of home buyers.  Your advertising method does not limit who can read or find your homes listing or does it?

 I would love to share this little known and used marketing secret but as well all know I tell you and everybody will know!  But I will share that your success can be enhanced by cross channel marketing.  So now that you know, “Don NOT Tell”!  Cross Channel Marketing takes work, understanding more time to implement than traditional real estate  marketing methods.

So your home has more competition for buyers than just the homes listed in your neighborhood, depending on the buyer motivation.  The majority of buyers will have a specific reason for moving into your area.  It might be as simple as friends.  I have a neighbor that moved into our neighborhood because they were friends with another member of our neighborhood.   The new neighbor sold their home and moved closer to their old friends, so they did not let the 15 year friendship fade.  Every buyer will have their own reasons for buying your home.

The Grand Rapids real estate housing market is just as competitive when selling your home.  Maximize buyer exposure and your home will sell faster.  Technology can help sell your home.  All part of the cross channel marketing options when selling your home.

Step # 1 Estimating your homes Sell Price.  

The number one question all home owners ask, “How Much Money will be left over for me (family) after I sell my home”.  

This question of home value can be answered if you know how much your home is worth in today’s housing market, where your home is located. This question has had many answers and most are just cliches.  One of my favorite lines used by sales agents and taught by brokers.  “Your home is only worth what a buyer is willing to pay”.  Although this cliche has some truth, it is not the final answer to pricing your home for sale.  You should also consider, no two homes are alike, even if they have the same floor plan and square footage.

How can that be, two homes built exactly the same sell for different prices?  You are the reason a home sells for more or less than another home with the same layout, square footage and location. (neighborhood)

Estimating Your Homes Estimated Sell Price Is More than a Printout of Home Comparisons!

Homes are decorated differently, painted and maintained different, landscaping accents  create different looks visually.   Features and styles accented with a keen eye with presentation in mind can change your homes curb appeal.  Homes may look the same on the outside but when the front door opens it can be a very different feel inside.

This is a few variables when pricing your home sell over the competition.  Next you must know who the competition is when selling your home?  Real estate agents do a market analysis to see what asking prices for currently listed comparable homes like yours are on their local MLS.  Real Estate agents most often add the homes that pending (under contract) along with those homes sold in your area.  Sold homes sell prices should only be used if they sold in the last six months.  The Grand Rapids housing market changes day by day, as most communities.  Homes sold longer than six months ago are of little value, except as trend information.  Trends can help you predict if the market is going up, down or staying flat.  One month does not make a trend, I just had to throw that in, for those that like to be trend setters.

Now, we have sell prices for homes actively listed for sale on the Grand Rapids Real Estate Agents MLS (Multiple Listing Service).  We know your square footage, location, condition of your home.  This will give us an idea  of your home selling price.  We still do not know the competition yet, homes you will be selling against.  We know addresses of most of the homes for sale in you immediate area.  What about the homes that are not listed on the MLS, should you consider them as competitors?  Yes, is the only reasonable answer, when creating your sell price.  We already know the number one thing for sale by owners do wrong.  For Sale By Owners price their homes to high most of the time, and is the #1 reason for not selling, according to a study done by the National Association of Realtors.

For Sale By Owners selling their own homes have some advantages and disadvantages when home selling.  If you are reading “12 Steps to Selling Your Home”, you are considering using a professional real estate agent.  For Sale By Owners, in most cases, do not believe or want any advice on how to sell their homes from professionals that sell homes for a living.  This can be to your advantage.

Your next step is to visit your competition!  Yes, make appointments and go through the homes you consider to be competition to selling your home.  You want to see if the condition, landscaping, interior, carpets, paint, cupboards, trim, fixtures are as nice as yours.  Does the home have any smells?  Is the walls and trim needing attention?

You also want to see the decorating and layout with furniture in place.  Does the home have to much furniture, closets stuffed full?  Is the flow open or cramped?  Look at these homes with buyer eyes.  One of the best items I do for seller is give them a buyers checklist!  I want my sellers to have “buyer eyes”.  I want sellers to understand, it does not matter what they think as sellers, it matters what buyers think!  This may seem harsh or odd but your goal as a seller is to sell you home.  Your other goal as a seller is to appeal to the widest range of buyers as possible.

Now, you are ready to go back home prepared to price your home to sell!   Once you have visited the homes you thought were the competition I’ll bet you have changed your mind.  Some of the home have come off the competition list and others have been added!  You are equipped with personal knowledge of homes competitive to yours and their current sell prices.   This allows you to use housing market intelligence to price your home to sell.

This is the best time to buy a home if you have the ability to do so.  Home prices in the Grand Rapids Housing Market are at or near the bottom of the sell price scale.  Lower home mortgage interest rates could have the home you want sell before you make an offer to purchase.

Home Selection and Buying Options May be Your Best Opportunity Ever! Take advantage of the Lowest Financing Costs in 30 years. Home values below normal and interest rates hit a new low can provide you an opportunity to own the perfect home.

How many years will you live in the home you buy?  The national average of sustained home ownership of a single family residence home is 5-7 years.  Are you concerned about a 1/8 or 1/4 point in interest, at these rates?  That is pennies compared to the saving a loan at 3.85% or 4.25% on your monthly payment.  What makes a huge impact on your budget is the purchase price of the home.

Housing Starts Versus Home Sales Grand Rapids Michigan

Housing Starts were reported as having turned the corner, as a headline a couple days ago.  Many people confuse “Housing Starts” with “Existing Home Sales” figures.  Housing starts are the permits applied for to build new homes.  We call them “New Construction” or Housing Starts.

Existing Home Sales is the number of existing homes reported sold within a month, quarter or year.  How the report is presented depends on the reporting method, the data and objective of the report.  Housing data is provided based on the sales information and how the housing markets  are segmented, depending on the article being published.

The number of homes sold can include new home construction and existing home sales.  This would change the home sales report.  The article published locally was focused on “New Construction” and permits issued versus prior years.  The forecast by the National Association of Builder (NAHB) estimates new home construction will be up 37% over the low in 2009.

These reports telling everyone how much of a percentage permits were up from the low in 2009 is impressive. although this makes great headlines and anything positive is something to smile about.  West Michigan has been one of the strong areas for the Michigan economy throughout the downturn of our state.  The 37% was a national new construction home permits forecast by the NAHB, not a local forecast.  The new housing market starts for the Grand Rapids and West Michigan new construction permits for 2012 is viewed with optimism.  This also implies an upturn in existing home sales when new homes sell.

People talk over each other, interrupt and basically ignore the content of what clients are saying to make their point.  Instead of waiting for a pause in the conversation to redirect or dazzle a client with real estate knowledge it is much more productive to listen!

option or confirm the clients thoughts on the particular real estate subject currently being discussed.  Remember you were selected or being interview for the job to represent the client based on your knowledge.  They already thought you know real estate and the local real estate market or you would not have been called or referred to them!

Share your knowledge don’t teach your knowledge.  I know I said this in another commandment but it is worth repeating.  Clients want your opinion, guidance negotiating.  Client want data, accurate decision making data.  Information about one of the more important financial decisions they can make, in most cases.  Buying or Selling a home  is nerve racking and can be filled joy and expectation or stress and disbelief.  Our job as professional real estate agents is to “if selected” to help make the home buying or home selling experience smooth, enjoyable and exceed client expectations.

If you are selling instead of facilitating your client transaction, you may not be listening.  Most buyers I meet, if married or a shared relationship have different goals of what a home means to them.  Statistics prove with post sale interviews and surveys the satisfaction rate  of real estate professional by their clients.  According the the 2011 statistics provided by the National Association of Realtors what Buyers Want Most 55% want Help to find the Right Home to purchase.  The key words in that statistic HELP and Right Home!  How satisfied were clients after the purchase with their real estate agent?  Only 52% said very satisfied.  That opens the opportunity for agents to gain in client base by just performing to client expectations.

When Homes Don’t Sell-What’s Wrong?

Home not selling?  Today more than ever before online Internet exposure to buyers is critical.  Many agents are still stuck in “old time real estate” selling methods.  Stick a for sale sign in the yard and buyers will come.

The Internet has changed how real estate is marketed to home buyers forever.  Most home buyers preview homes online (Internet) before ever calling a real estate agent or home buyer for a viewing appointment.

New tools, new skill sets and new marketing methods are being developed everyday to promote goods and services on the Internet.  What are your chances that someone with a cell phone will drive by your home and google your address to see your property description and photos?  I would stay based on cell phone usage today the odds are pretty good.  Now ad the opportunity of the cell phone user being able to see a virtual tour of your home on their cell phone.

If your real estate agent understands the Internet and has optimized your listing correctly this can be one of the marketing methods to give your home

more exposure to home buyers.  Here is another option that must be considered.  The Ipad and tablets can also search homes for sale.  If your home is optimized for cell phones it does not mean it will be optimized for tablets.  It also does not mean your home for sale listing is optimized to be viewed on all search engines.  These are technical issues that should be part of what you get when you decide to sell your home.  Many real estate companies are behind the technology curve.

It cost money and you have to be dedicated to getting your clients homes exposed to as many home buyers as possible.  This does not happen if you do not have these tools.  It was less than ten years ago that laptop computers were the new technology.  My cell phone has more memory than my first desktop work station computer!

How do you know if your real estate agent is working for a company that provides this technology?  Ask!  The other option is the agent provides these services independently of his real estate broker.  Most real estate brokerages have not ventured into this area of service yet.  Within a few years it will become a requirement demanded by sellers before they sign a sales listing agreement.

Poverty Tax Exemption For Homeowners

At times clients call to sell homes because they no longer can afford their property taxes.  Retirees on fixed income, those out of work can apply for a Poverty Tax Exemption.

This little known property tax exemption can be used by taxpayers below the poverty level and has great value in times of need.  It may be the difference in keeping your home or losing your home to foreclosure.

New Home Construction Figures Released

The economy weights on everyones mind.  The polls say over 84% don’t feel positive about our current state of the economy.  If you are thinking of selling your home one of the most crucial selling factors to consider is who is going to help you sell.

The National Association of Home Builders release figures for new home construction estimates for 2012.  When you consider these numbers consider the estimate is for the whole United States Housing Market.

The New Home Construction estimate is 280,000 to as high as 350,000 depending on who you listen too.  The Mortgage News Daily, which I think is very concerned because of mortgage lenders looking into their crystal balls trying to decide what their business is going to be next year have a lower estimate than the National Home Builders Association.  That isn’t a shock.

What does this mean to you if you are trying to sell your home?  Selling your home can be viewed two ways.  You know based on numbers that more existing homes are going to be on the market not “New Homes”.  This means you will have more competition when selling your home.

The housing market for existing homes may not have as many buyers unless we see a change in lending policy which is doubtful, based on current economic conditions.

So what are your chances of selling?  What will this mean to your selling price and how long will it take to sell your home.  All valid questions when considering selling.

The answers are not simple and not the same for every seller.  Your selling price will be based, most likely, on three things:  Location, Condition and Competition.

  • Location will impact your selling price based on where your home is in relation to shopping, traffic patterns, schools, rural, or metropolitan, subdivisions and industrial areas.
  • Condition helps dictate value.  Is you home in great shape or will it need repairs if a buyer purchases your home?
  • Competition is fairly straight forward.  Who else is selling in your area and are the features and benefits the same for that home versus your home?

These three issues set your asking price.  Your final sell price could be much different or of  little difference, depending on the skill level of the real estate agent you select to help you negotiate your final accepted price.  Remember you own your home and you accept or reject all offers, not the real estate agent.
