We priced your home based on your condition, location and neighborhood.  Is that your competition when selling your home?  Selling your home, may have competition for areas other than just your neighborhood.  If a buyer has no children, not married or does not have a specific reason for selecting your neighborhood over another neighborhood your homes selling price, might be the only home buying motivator for that buyer.  If the buyer is single and not considering partners or marriage the motivation might be distance from work, parents or recreational decisions.

home.  So we use a method to maximize buyer exposure.  The goal is to attract buyers from different buyer segments.  I am willing to bet you do not care who buyers your home, just as long as your home is sold for an acceptable price!

 Maximizing buyer exposure to your home when listed for sale is the key to selling.  Marketing efforts can bring home buyers from multiple buyer segments.  The issue is most agents and sellers only know one!  The advertising online or in multi media is geared toward a single method of selling.  Thus, limiting your buyer exposure and opportunity to sell.

 I know this sounds odd but because the property description is designed to maximize the features of your home for an array of home buyers.  Your advertising method does not limit who can read or find your homes listing or does it?

 I would love to share this little known and used marketing secret but as well all know I tell you and everybody will know!  But I will share that your success can be enhanced by cross channel marketing.  So now that you know, “Don NOT Tell”!  Cross Channel Marketing takes work, understanding more time to implement than traditional real estate  marketing methods.

So your home has more competition for buyers than just the homes listed in your neighborhood, depending on the buyer motivation.  The majority of buyers will have a specific reason for moving into your area.  It might be as simple as friends.  I have a neighbor that moved into our neighborhood because they were friends with another member of our neighborhood.   The new neighbor sold their home and moved closer to their old friends, so they did not let the 15 year friendship fade.  Every buyer will have their own reasons for buying your home.

The Grand Rapids real estate housing market is just as competitive when selling your home.  Maximize buyer exposure and your home will sell faster.  Technology can help sell your home.  All part of the cross channel marketing options when selling your home.

Buyers will have their own reasons for moving into a particular neighborhood or area.  Your challenge is making sure the buyer knows your home is for sale and comes to see your home personally!
